Impact Housing REIT, LLC is a company newly founded by Eddie Lorin, a 30-year multifamily real estate veteran, focusing primarily on value-add and/or under-performing multifamily properties nationwide. Our Sponsor, Strategic Realty Holdings (SRH), was formed by Eddie Lorin in 2014.  Eddie Lorin, along with his core management team from Strategic Realty Capital (SRC), a private multifamily investment company co-founded by Eddie Lorin, come equipped with more than 100 years of collective experience in multifamily real estate. Since 2001, our management team has successfully purchased and transformed more than $3 Billion worth of multifamily real estate (acting as either Principal or Advisor) amounting to more than 180 communities with approximately 40,000 apartment units nationwide. With SRC nearing its investment cycle and objective, Impact Housing REIT is a seamless transition into the future of real estate investing.

 

Impact Housing REIT is not your typical sexy start-up. Our team has a proven track record of making multifamily apartment community improvements that pay off—and pay out.* Our prior portfolios consistently demonstrated “full” occupancy levels. By implementing value-add improvement plans, we have achieved, on average, 95% stabilized occupancy upon completion of renovations on new acquisitions. We attribute success to a variety of factors including and most notably, strong local relationships with real estate brokers, servicers, lenders, and property managers.

 

As long-term strategic partners, we pride ourselves on expertise and idea generation, as well as the ability to roll up our sleeves and get the work done. Impact Housing REIT will execute the business with vision and precision, and pair business acumen with conventional wisdom and common sense. The “Impact Housing difference” is providing “A class” amenities to older, neglected properties and often mis-managed “C class” communities to help improve the quality of life for residents and their families.

Meet Our Team

Eddie Lorin, Managing Director and Founder

During his 30-year career, Eddie Lorin has been responsible for the acquisition of more than $3.7 billion in office, industrial and apartment community assets nationwide. Prior to founding Impact Housing.com, he founded its Sponsor, Strategic Realty Holdings, LLC, as a culmination of his years of experience in investment real estate and as an offshoot of Strategic Realty Capital (SRC), which he also co-founded. Since 2008, SRC has purchased over 15,000 units in more than 70 transactions valued at over $1 Billion, and has built a strong performing portfolio. All of SRC’s apartment assets were purchased opportunistically and successfully re-positioned into thriving communities.

 

Prior to forming SRC, Eddie Lorin led the acquisition of 110 properties; 25,000+ units contained in over $2 Billion in real estate for large national apartment company; handled over $700 million in transactions involving Class A office buildings and retail space for Douglas Emmett/Jon Douglas Commercial; and spend 8 years in asset management and development of 5 million square feet of shopping centers and industrial complexes for private Los Angeles investors.

 

Eddie Lorin is also the co-founder of the 501C-3 non-profit HAPI Foundation, which was created to promote health and wellness in apartment communities. He earned his bachelor’s degree from the University of California, Los Angeles and has been a licensed real estate broker since 1988.

Myron Chang, Director of Asset Management

Myron oversees all facets of property operations, ranging from supervising management companies in their daily operations to ensuring the compliance of the properties in all lender related procedures for Strategic Realty Holdings and now, Impact Housing REIT LLC. Having worked with Eddie Lorin at Strategic Realty Capital since 2011, Myron has worked in all aspects of the business including acquisitions, underwriting, financing, and asset management of assets totaling over $500 Million and 7,000+ units of multifamily investments.

Myron received his Bachelor of Science Degree in Mathematics/Economics from the University of California, Los Angeles.

Lauren Milner, Investor Relations, Marketing and Communications

Lauren joined Eddie and the team in 2017, and heads up all digital and investor marketing and communication initiatives for SRH and Impact Housing REIT.  Lauren is the co-founder of Windmill, a lean and agile digital marketing firm designed for startups and established companies raising capital online. Prior to SRH and Windmill, she worked for a leading boutique investor relations agency representing public and private companies as the Director of Communications for over 8 years, and as an Associate at Bernstein Global Wealth Management, where she held her Series 7 and 63 licenses. Lauren holds a Bachelor of Arts Degree in Psychology from Emory University.
