Nervi S.p.A. offers free professional consultancy services for identifying the expertise required and establishing the market value of a property. The company then sets about the tasks of obtaining the documentation for the properties on sale and carries out an initial check, guaranteeing the propriety and the speed of the operations involved in drawing up the sale agreement, in close collaboration with notary offices, ensuring competitive selling times.

The study of solutions for the reorganisation of internal space is an essential instrument for facilitating the sale/purchase of each property unit. This is possible thanks to the collaboration with Studio Nervi Architetti.

Each year the company prepares an extensive advertising campaign, both on the internet and in print, with advertisements on leading property websites and weekly publications in specialist property magazines and a presence on the main social networks (facebook, twitter).

It performs the calculation of surface area after carefully taking measurements and prepares a professional photo session for each apartment under consideration.

It secures mandates for the sale or rent of entire buildings and construction sites.

In December 2010 the limited-liability company was transformed into a company limited by shares so as to offer its customers higher levels of reliability and transparency. It set up a Board of Auditors charged with overseeing overall legality and administrative propriety.

Preliminary mortgage and land registry checks

Careful preliminary checks on the mortgage and land registry status of properties, so as to ensure purchases are completed smoothly.

Mortgages and financing

Resolution of any financing problems through the offer of mortgages and financing at advantageous conditions through major banks.

Technical datasheets

Preparation of a set of informative materials for the properties under consideration comprising floor plans, careful surveys with calculation of the commercial and useful floor area, preliminary plans, illustrative rendering of different design solutions.

Preliminary, final and executive planning

With the aid of descriptive and illustrative reports, feasibility studies, preliminary designs, wherever possible through various space distribution solutions, rendering, cost estimates, final and executive planning, quantity surveys, tender specifications, assistance in choosing construction firms to carry out ordinary and extraordinary maintenance work, preparation of the documents to be presented to the municipality where the property is located (DIA,CIA,CIL,SCIA), design of installations, support in selecting finishing materials and all the tasks involved in initial cadastral registration. Adjustments to take into account the changes in the rules on tax deductibility for ordinary and extraordinary maintenance work.

Completion of any type of structural/functional/distributional work aimed at increasing the property’s market value, observing the restrictions laid down by the customer in terms of: - € available for investment - maximum duration of the work
