Preliminary mortgage and land registry checks
Careful preliminary checks on the mortgage and land registry status of properties, so as to ensure purchases are completed smoothly.
Mortgages and financing
Resolution of any financing problems through the offer of mortgages and financing at advantageous conditions through major banks.
Technical datasheets
Preparation of a set of informative materials for the properties under consideration comprising floor plans, careful surveys with calculation of the commercial and useful floor area, preliminary plans, illustrative rendering of different design solutions.
Preliminary, final and executive planning
With the aid of descriptive and illustrative reports, feasibility studies, preliminary designs, wherever possible through various space distribution solutions, rendering, cost estimates, final and executive planning, quantity surveys, tender specifications, assistance in choosing construction firms to carry out ordinary and extraordinary maintenance work, preparation of the documents to be presented to the municipality where the property is located (DIA,CIA,CIL,SCIA), design of installations, support in selecting finishing materials and all the tasks involved in initial cadastral registration. Adjustments to take into account the changes in the rules on tax deductibility for ordinary and extraordinary maintenance work.
Property enhancement
Completion of any type of structural/functional/distributional work aimed at increasing the property’s market value, observing the restrictions laid down by the customer in terms of: - € available for investment - maximum duration of the work
